Buying property in South Africa

Posted in South Africa forum

A friend of mine considers buying some property in South Africa for vacation purposes. However, he's completely confused about the legalities and whether this is the right time to buy. Any advice?

Kids. Flies. Mosquitos. Old people. And Estate Agents. Mostly Estate agents. I know. Cringe, cringe. But believe me! I’ve earned the rights to my sentiments. Perhaps you’re thinking I’m being prejudicial. So here’s the lowdown. Hubby and I were looking for a home close to the ocean and opted for a small town titled Gordon’s Bay- situated upon the lower slopes of the picturesque Hottentots-Holland Mountains watching over False Bay. That was the dream.
Upon our initial look-see we approached a few local estate agencies. Now I’m sure these people have absolutely wonderful personalities but unfortunately the sales stomping ground has markedly smeared off on them, leaving a slimy trail.
My husband and I are well into our middle ages but were by the most part patronized and antagonized by babies’ fresh off the nippers. We knew exactly what we wanted and how much we were willing to invest – but it seems that the larger part of the Capetonian chattels community lack the basic comprehension skills- insisting that a property completely above our budget line and/or lacking in our basic requirements is just perfect for us!
We actually received a please call me from one fray feline. I called her back because she was clearly not coping with all the pressure. She told me about that. Something about really having to make this sale…
A very good friend- in fact my best friend since she introduced us – suggested I go see Dream Africa Properties in Gordon’s Bay. And behold, it was a dream.
Thanks to the outstanding team work of all the agents at Dream Africa Property we were able to find the property we sought and signed an agreement on terms that satisfied us completely. They exhibited excellent market knowledge, communication and negotiating skills.
If you’ve purchased property you will understand that it is, at best of times, challenging. It’s a big decision and we really felt like they respected that. We didn’t experience any manipulative persuasion here. They listened to our needs, took decent note and offered us with matching possibilities.
They really went out of their way to assist and guide us in matters where we lacked expertise. Offered honest insights, conveyed probable developments that might hinder us from buying a property and presented us with clear financial procedures. They were exceptionally well prepared and knew the answers to all the questions we posed. They were thorough, detailed and open in every respect. They executed callings well beyond their actual responsibilities.
What I appreciated above all is that they honoured their commitments- calling us when they said they would and meeting us on time.
Thanks to them we are now the proud owners of a beautiful double storey 3 bedroom home situated in the Harbour Island Marina Estate. We enjoy our days looking over the stunning marina and mountains.
Dream Africa Properties are amazing and if we should ever opt to rent our property re-sell or purchase another - we would most definitely make use of them!
